Our property features two gulf-front pools (one seasonally heated), inside spa, indoor racketball court and game area. Meeting room available for small groups.

| Cancellation Policy: |
CANCELLATIONS. All reservations cancelled are subject to a $25.00 cancellation fee. Any reservation cancelled within 10 days of arrival will be charged a cancellation fee equal to one night rate. No-shows will be charged for one night and the reservation cancelled at noon the following day. |

CLEANING FEE. A one-time, end-of-stay cleaning fee as shown below will be charged in addition to the rental fee at time of check-in. Maid service is not available during stay.

AGE REQUIREMENTS. Since our vacation rentals cater to families, we cannot accept reservations for anyone under the age of 25, unaccompanied by a parent or guardian. Should the parent not remain throughout the rental period, eviction and remaining rent, plus the deposit will be forfeited. Any reservation made under false pretense will result in forfeiture of the deposit and the party will not be allowed to register. We require valid identification at check-in.

| Deposit Guarentee: |
A security deposit in the amount of $300 is required to confirm your reservation. At check-in, your deposit automatically converts to a damage deposit and is not applied to any part of the rent.
We do not accept credit cards for your security deposit. You can mail or drop off your security deposit using cashier's check, money order, travelers check or personal check. All deposits are placed in a non-interest baring escrow account until disbursed.
Your deposit will be returned to you within 10 days of your departure, providing:
There has been no damage to the unit or its contents. (actual cost plus 20%)
Nothing has been removed from the unit. (actual cost plus 20%)
All garbage has been placed in the outside container. (*)
Dirty dishes have been placed in the dishwasher and cleaned. (*)
All keys and pool tags (if applicable) are accounted for. (lost keys $45, after-hours lockout $30)

Your security/damage deposit will not be charged unless one of the above items has occurred.
IMMEDIATELY upon check-in report any damage in your unit, otherwise it will be deducted from your deposit. If damages occur in excess of the deposit and are not paid immediately, the cost of any attorney fees or litigation will be in addition to the damage charges. |
