last year we stayed in the same building but a different condo. Obviously we were happy with the building and location.
The balcony/patio furniture for this and all rental condos in the building hard and uncomfortable. Adequate for short term use but not for longer term occupancy. Something more comfortable would be appreciated.
Being on the beach means that sand is inevitably tracked inside the condo. With only hard tile flooring this spreads everywhere and without an area rug becomes increasingly more difficult to deal with. Again not a problem for short term rental but for long term stay an area rug (as seen in other units) would offer some relief from constant need of footwear and vacuuming.
Management response has alerted us to other other units to consider for next year that better address our longer term likes. We will be back and were nothing else available would certainly stay in this unit again.

Gulf Dunes is a great location for a beach front rental. # 406 has everything you would need and Brooks and Shorey is a great management company. The only complaint is the King Size bed is very uncomfortable. It needs to be replaced. Others commented on this also but everyone sleeps a little different, so I thought I'd give it a try. I'll be looking for a different unit when I book for next year.

Gulf Dunes is a very nice apt complex with walking proximity to restaurants and directly on the beach. This apt was as described in the listing with great views of beach. It was clean and ready a bit earlier than expected. Management company is A+.

I love staying at Gulf Dunes because the building is well maintained and everyone is so friendly - from the guy cleaning the windows every morning to the guys who set up the beach chairs. I've always felt very safe there. I always have a great experience with Brooks and Shorey. They make everything simple and stress-free. I have stayed in different units in Gulf Dunes through the years using Brooks and Shorey and I have to say this was my least favorite. It was well stocked, decorated nicely and had a gorgeous view. However, the mattress in the bedroom needs to be replaced. I saw another review that mentioned it also. They had a mattress pad over the mattress but it didn't help. I didn't sleep well all week and woke up with back and hip pain every morning. Please replace the mattress. The only other issue was that the unit and bedroom are right next to the elevator and it was pretty loud at times. Despite that, I would stay in this unit again as long as they get a new mattress. Overall, I had a great experience and always recommend Brooks and Shorey, along with Gulf Dunes, to family and friends. I can't wait to come back next year.

The unit was very clean and in our favorite area to stay in. We reported a toilet paper holder in need of repair once getting settled in. The local dining places never disappoint as they are the best around. You can’t beat the views from this location. Every day the weather was great and we loved the fact that we had beach service included with the room rental. We did a load of clothes and the dryer damaged some of the corners of the towels that were provided for us. We did report this as well. With that in mind we were afraid to wash and dry our own clothes. The mattress in the main bedroom needs to be replaced. Overall we had a wonderful vacation and can’t wait to come back again! Thanks to Brooks and Shorey resorts for everything they do to help with everything we appreciate you!

The only real complaint was the sofa and love seat were very uncomfortable as others have mentioned. They are old and the sofa is a pull-out so you know going in it won't be great. However I didn't drive all that way to sit on the sofa so though it would be nice if it was better it certainly isn't a game changer. I'm sure the furniture is better in some of the MUCH more expensive units in FL.
The place was clean, spectacular views, nice pool, friendly staff and reasonably priced. What more could you want?

It was a great five days in the sun on the emerald coast. First time staying at this property. It was smaller than the pictures represented, especially the kitchen. Kitchen had very little silverware but plenty of dishes and appliances. TVs are fixed to the wall, and they should be adjustable for viewing. their cable channel selection sucks. Needs updated couch and loveseat, they are very worn and not really comfortable. The best thing was the cleanliness of the condo. The balcony was awesome, colorful wood chair and tables very cute and comfortable for enjoying the coastal views. Overall, it was a good experience because we went to enjoy the sea and sand. The chairs and umbrella on the beach were a very nice touch. Enjoyed the use of them each day.

The condo was clean enough. The photos online look way better than reality. The furniture and decor needs updating. The bathrooms and kitchen need to be renovated. The ice maker does not work. The view was great but that’s really all I can recommend about this condo.

The Beach and Gulf Waters were beautiful with soft white sand and great waves. The view from our balcony was outstanding and the balcony had great seating. The condo definitely needs some updating. The sofa bed is very uncomfortable (as most are) and the bunk beds are really not suitable for adults. We had plenty of towels , toilet paper and garbage bags.

Rental was great, however, there was still some sand left in from previous renter that was not cleaned. Also, the light in the bedroom was very noisy and I had to take the housing for the light off so it wouldn't rattle when the fan was on. The bed was uncomfortable, too. The Gulf Dunes elevators stunk like mildew and fish the entire time we were there and it felt like the property in general needed to be cleaned.

This condo was clean, spacious, full kitchen with everything you need, you can even cook a Thanksgiving dinner meal there. Great to have washer and dryer to do a quick load of laundry after a day at the beach. Near by restaurants and ice-cream shop/minigolf. Would recommend and would stay there again.

The bed is very hard and the kitchen needs a few updated pieces but overall the appliances and furniture were new and lovely. The floors were clean of sand. And we never had any problems with the door code or elevators. I wish the HOA of these buildings would provide maintenance schedules a year in advance so that when they close a pool for an entire week you would know in advance. It’s a very far walk with two little kids to the other pool and the beach. I wasn’t happy about that at all and I would have chosen a different week had I known in advance not 3 days before check in.

Gulf Dunes is a nice, but older condo complex. My family enjoyed sitting on the balcony watching the tides roll in, and searching for dolphins swimming by. Unit 406 is well equipped with many nice amenities--fully stocked kitchen, nice table, bar stools, bunk beds, new[er] washer/dryer. We loved the daily beach chair set up, volleyball net, and ability to rent kayaks/paddleboards right on the beach. Definitely check out the state park and the natural dunes. The island is a bit more sleepy, yet the main road is always bustling.
Things to keep in mind if going to this area. This was our first time to Okaloosa Island/Ft Walton, we have typically stayed closer to Panama City Beach/30A. What we missed was the ease of riding a bike to any destination. There was only one small stretch of road with a designated bike lane, and too much traffic on the roads to feel safe. With that said, there were not many great destinations to bike to on the Island--coffee shop, donuts, lunch, etc. Be prepared to drive.
The two biggest improvements to be made inside the condo would be to upgrade the couches and wifi. The couches are tired and worn--no doubt from the amount of sunscreen, sea water, sand. The wifi was strongest only when sitting in the same room as the router.

We will certainly look at staying at Gulf Dunes again because of its close proximity to the beach. And Fort Walton Beach is close to Destin but not as crowded. However, this particular unit needs updating which makes it look a little worn and feels like it’s not as clean as it could be. The sliding door track to the balcony specifically needs cleaning. Some of the other Gulf Dunes units show nice tiled walk in showers. This one is a tub with sliding glass doors.
No issues with management.

First time staying in FWB, and first time renting a condo vs staying in a hotel. Renting for us is the way to go---- We had a blast, already making plans for next year!
Views from condo were amazing. The condo itself was beautifully decorated.
Beach, just right out the door, and in no time your toes are in the sand!
Family had a great time on dolphin cruise, we took the sunset one--book ahead for snorkeling, we missed out on it, the kids had a smiles galore! Thanks again for everything!

This is the condo we rented while we were in the area for our wedding and it was absolutely perfect! Loved the condo, it was in a great location, the beaches and water were beautiful, we watched dolphins from our balcony every morning... and the chair and umbrella service was a nice perk! The condo was clean and well stocked and the bed was very comfortable. I was very impressed with the property management, they were very efficient, called when the condo was clean to allow us to check in early and having the Brooks & Shorey app on my phone with all of the information I would need was very helpful!! Unit is as pictured in vrbo. Very easy to book and communicate with brooks and shores. The app was useful too. Unit was clean and there was a beautiful view of ocean from balcony. The only suggestion for improvement would be an update of the bathrooms. They were clean and functional but dated. There isn't a lot of room around bathroom sinks to put toiletries.

I enjoyed our vacation at your property. The only complaint I have is the dryer in the unit did not dry clothes or towels appropriately. I found this to be aggravating since this is one of many reasons we choose to stay in a condo.
